Furnace Replacement Cost in Windsor, Ontario (2026)

Furnace Replacement Cost in Windsor, Ontario (2026)

Short answer

Replacing a gas furnace in Windsor usually costs $4,000 to $7,000 installed for a high-efficiency (95%+) model in an average home. Premium modulating furnaces, ductwork changes or an emergency mid-winter install can push it to $8,000 to $10,000 or more.

Nobody plans to buy a furnace. It just announces itself one January night with a clunk, a smell, or silence, and suddenly you're pricing equipment in a parka. Windsor winters are milder than most of Ontario's, but our furnaces still work hard from November to March, and most give out after 15 to 20 years.

Here's what a furnace replacement really costs in Windsor in 2026, what changes the price, and how to get a fair quote before it becomes an emergency.

Furnace replacement prices in Windsor at a glance

  • High-efficiency gas furnace, straightforward swap: $4,000 to $7,000 installed
  • Two-stage high-efficiency furnace: $4,000 to $7,000 installed
  • Modulating (variable) furnace: add about $1,500 to $2,500
  • Electric furnace: $2,000 to $7,500 installed
  • Ductwork repairs or changes: $300 to $1,500
  • Building permit: usually $90 to $350, and often arranged by your contractor
  • Emergency mid-winter replacement: often 20% to 50% more than an off-season install
  • Annual furnace tune-up: $80 to $200

These ranges come from 2026 Ontario price guides and contractor data. Windsor prices sit in the same range. Your quote will depend on your home, your ductwork and the brand you pick.

What changes the price

  • Size. A 1,000 to 1,500 sq ft home usually needs about 40,000 to 60,000 BTU. A 2,000 sq ft home needs about 60,000 to 80,000 BTU. Bigger isn't better: an oversized furnace cycles on and off and wears out sooner. A good contractor will do a heat-loss calculation, not just copy the number off your old unit.
  • Efficiency and staging. Canada now requires new gas furnaces to be at least 95% efficient, so the old 80% models are gone. The real choice is single-stage, two-stage or modulating. Modulating furnaces run more quietly and evenly but cost more up front.
  • Venting. If you're replacing a very old furnace, you may need new PVC venting through the wall. That adds cost.
  • Air conditioning. Windsor summers are hot and humid, so many homeowners replace the furnace and AC together. Doing both at once is usually cheaper than two separate installs.
  • Timing. Install in fall or spring and you can compare quotes calmly. Wait for a breakdown in a cold snap and you pay for urgency.

Do you need a permit in Windsor?

Yes. The City of Windsor lists furnace replacement as work that needs a building permit, along with major ductwork changes. Most reputable HVAC companies pull the permit for you and include it in the quote. If a contractor tells you a permit "isn't necessary", that's a red flag.

In Ontario, gas furnace work must also be done by a contractor registered with the TSSA (Technical Standards and Safety Authority), using licensed gas technicians. Ask for their registration number.

Rebates in 2026

  • Heat pumps: Ontario's Home Renovation Savings Program, run with Enbridge Gas and Save on Energy, offers rebates of up to $7,500 for a cold-climate air source heat pump, depending on the size installed. Check eligibility for your home before you buy, because the amount can depend on how your home is heated.
  • Gas furnaces: there's no standalone rebate. Enbridge has offered a small rebate for a 95%+ furnace only when it's bundled with other upgrades, such as insulation.
  • Smart thermostat: $100 back through the same program.

Rebate rules change often, so confirm current amounts on the Home Renovation Savings website before signing.

Should you rent or buy?

Furnace rentals are common in Ontario. You pay a monthly fee, often $50 to $150, and the company handles repairs. It can look painless, but over 10 to 15 years you'll usually pay far more than buying outright. Rental contracts can also be hard to exit when you sell your house.

If you're offered a rental, ask for the total cost over the full term and the buyout price in year 5 and year 10. Also remember that in Ontario, companies are not allowed to sign you up for a furnace contract at your door unless you invited them. If someone knocks and says your furnace is "unsafe" or "being recalled", close the door and call your gas company.

Repair or replace?

Repair usually makes sense if your furnace is under 10 years old and the fix is a few hundred dollars. Consider replacing it if:

  • It's 15 years old or more
  • The repair costs more than about a third of a new furnace
  • Your gas bills keep rising for no clear reason
  • Some rooms are always cold and others always hot
  • A technician finds a cracked heat exchanger, which can leak carbon monoxide

Whatever you decide, make sure you have a working carbon monoxide alarm near every sleeping area. It's the law in Ontario homes with a fuel-burning appliance, and it's the cheapest life insurance you'll ever buy.

How to get a fair quote

  • Get at least three written quotes for the same size and type of furnace.
  • Make sure each quote includes removal of the old unit, permit, venting, thermostat and warranty details.
  • Ask whether the warranty covers parts only or parts and labour, and for how long.
  • Ask for a heat-loss calculation, not a guess.
  • Check reviews and ask for their TSSA registration.

Questions

How much does a new furnace cost in Windsor, Ontario?

Most Windsor homeowners pay $4,000 to $7,000 installed for a high-efficiency gas furnace. Premium modulating models, ductwork changes or emergency winter installs can push the total to $8,000 to $10,000 or more.

Do I need a permit to replace a furnace in Windsor?

Yes. The City of Windsor requires a building permit for furnace replacements. Most HVAC contractors arrange the permit for you and include it in their quote.

Are there rebates for a new furnace in Ontario in 2026?

There is no standalone rebate for a gas furnace. Ontario's Home Renovation Savings Program offers up to $7,500 for a qualifying cold-climate heat pump and $100 for a smart thermostat. Check current terms before you buy.

How long does a furnace last?

Most gas furnaces last 15 to 20 years with regular maintenance. If yours is over 15 years old and needs a costly repair, replacing it is usually the better value.

Is it better to rent or buy a furnace in Ontario?

Buying is almost always cheaper over the life of the furnace. Renting spreads the cost out, but monthly fees over 10 to 15 years usually add up to much more than the purchase price, and rental contracts can complicate selling your home.
